Anastasia Sebyakina specialises in real estate and construction matters and possesses over 6 years of experience in the field. She advises Russian and international companies on a wide range of matters including:

  • structuring transactions for the purchase and sale of real estate;
  • advising on commercial and residential construction projects;
  • advising on the acquisition of land plot rights in different regions of Russia;
  • advising on the correct application of city planning laws;
  • advising on financing real estate transactions,
  • drafting and negotiating commercial real estate lease agreements;
  • developing a management structure for hotel and multifunctional apartment complexes, which included both: the management of infrastructure property and marketing the properties as hotel rooms.

Among Anastasia's significant projects:

  • Advising hotel and apartment complex developers with rooms marketed to private individuals, on the following matters:
    • management of non-residential buildings, engagement of a management company, including preparation and negotiation of management agreements.
    • preparing and negotiating necessary documentation for room transfers for its further use as hotel accommodation facilities. , including the preparation and negotiation of the necessary documentation;
    • developing a cooperation roadmap with a well-known international hotel operator for transferring rooms from one of the complexes to a management company and marketing such rooms as hotel rooms under the operator's brand.
  • Advising several Russian investment companies and developers on the acquisition of warehouses in the Moscow region.
  • Drafting and approving preliminary and future use lease agreements for office and warehouse complexes located in Moscow and the Moscow region.
  • Advising a Russian investment fund on providing financing for the construction and continued operation of wind farms.
  • Advising a foreign company and an international hotel operator constructing a mixed-use apartment complex on developing a management structure between the hotel room and the residential apartment areas.
  • Advising a Russian state-owned company on financing the construction of a greenhouse.
  • Advising a client on the acquisition of a major Russian developer executing residential real estate projects in Russia's northwestern region.
  • Advising a Russian manufacturing company on contractual strategy for a plant construction project.
  • Advising a client on the acquisition of an investment company by means of an investment agreement which included a tourism development project in Russia's southern region.
  • Advising a major Russian developer on a contract for the renovation of a historical building in Moscow.
  • Advising clients on issues of city planning and land law, such as: construction in special economic zones,  the procedures for changing the legal status of land plots, amendments to territorial planning documents, and the specifics of acquiring rights to land plots for the purpose of constructing linear facilities.
  • Advising on utility supply issues in capital construction projects such as assisting a major manufacturing electricity consumer in the execution and termination of an energy supply contract.
  • Advising a Russian production company on the acquisition of a company specialising in meat production, which owns many land plots located it several regions of Russia.
  • Advising a major Russian developer on a contract for the renovation of a historical building in Moscow.
  • Advising a Russian subsidiary of an international investment bank on the acquisition of a site in Moscow for its further use as a data centre.
  • Advising an international company involved in a major dispute with the Russian authorities over unauthorised construction.
  • Advising a Russian bank on providing substantial financing to a borrower and mortgaging a large pool of properties.
  • Drafting and negotiating a landlord’s lease agreement for premises under the "future lease" model; the lease is to be concluded between a major children’s toy manufacturer and a business centre under construction in Moscow’s city center.
  • Drafting and negotiating preliminary and main lease agreements for the largest IT company in Russia.
  • Analysing and drafting amendments to the lease of a warehouse building under the "future lease" model in order to initiate such amendments by the new owner of the building.
  • Analysing the documentation prepared for structuring the transfer of a ready-made meal delivery business to a separate company for its further acquisition by the client.
  • Advising clients on issues arising in the course of the execution and termination of lease agreements.

Anastasia graduated from the Faculty of Law of the National Research University Higher School of Economics with a Bachelor’s degree (2017) and a Master’s degree (2019).
